Getting your Home Ready for A Home Inspection

Getting your Home Ready for A Home Inspection, by Claudia S. Nelson with Keller Williams Realty in Woodbridge VA

Yeah your house is under contract, congratulation. Once your home is under contract the buyers will be scheduling a home inspection and there are a few things the seller can do to getting their home ready for a home inspection:

  1. Make sure ALL utilities are on for the Home Inspection
  2. Change the furnace filter and make sure the furnace itself is clean.
  3. Make sure all light bulbs are working (inside and outside)
  4. Make sure all smoke detectors are in working orders.
  5. Clean Gutters
  6. Make sure the insulation from AC to the home is fully intact. If not just replace the insulation pipe.
  7. Inspect your attic for any potential roof leaks. Trust me a home inspector will find any problems with the roof, so generally it is best to addressing these items prior
  8. Are all your windows working – opening and staying open
  9. Are all the electrical outlets working and are they covered
  10. Pilot light to fireplace or anything else should be lit and remain on
  11. Be sure the home inspector has access to all of the following:
    1. Hot Water Heater
    2. Furnace
    3. Electric Panel
    4. Sump Pump
    5. Water Mains
    6. Attic

Of course if you had a home inspection prior to listing your home you should have already addressed most if not all of the above items.
