I was showing Single Family Home to a first time VA buyer when he asked me: “How can I make an offer on a Dale City Woodbridge Virginia Home and what can I expect?”

 

We have been looking at several homes for the past couple of weekends. They first time VA buyer has already been pre-approved by a lender and has his pre-qualification letter in hand.

 

My response to his question, how can I make an offer on a Dale City Home and what can I expect, NOTHING EASIER THAN THAT. Now that you have identified the home that you like, the next step is very simple and easy.

 

1. Reviewing comparables. In order to make an offer your Realtor should provide you with price comparables within the neighborhood. Once you review them discuss a pricing strategy with your Realtor.

 

2. Sign the OFFER  Once you have determined the pricing strategy, your Realtor will prepare the offer and schedule a time to go over all the offer details with the buyer.

 

3. Offer negotiation Now that the offer is signed, your Realtor will be sending it to the Listing Agent. So the Listing Agent and Seller can review. The best case scenario is if the seller accepts your offer as is without making a counter offer. However it is also possible that the seller does not agree to all the terms you outlined and they will be making a counter offer, putting the ball back into your court.

 

4. RATIFICATION Now that the contract is officially ratified. Meaning both parties agreed to all the terms and conditions set forth. Once you have a ratified contract there are several things that will happen:

 

  • Lender will request a list of documents from the purchaser (if not already submitted)
  • Lender will order an appraisal
  • Home inspection will be scheduled normally within a couple of days from the ratification date
  • Termite Inspection will be ordered
  • Home inspection items will be negotiated
  • Radon Inspection, Pool Inspection or any other inspection

5. Settlement  Normally there is anywhere from 30 – 45 days from date of ratification until you can settle on your new home and receive the keys to moving in. Depending on the loan and lender process and other variables that can come up.
