Not Preparing your House for a successful sale 
Before putting your home on the market there are some easy ways to prepare your home for success. Make sure the home shows good and the best advice is less is more. Get rid of as much clutter and stuff as possible. If you have to rent a storage unit, rent a storage unit. Or if you have a garage use your garage as storage for the time your home is on the market. While your home is on the market be sure to having it show ready at all times.We understand you still live in the home, but chances are much higher for a show ready home to sell quickly compared to a messy home. 

Not being flexible with showing times 
Buyers generally don’t work around a seller’s schedule. Especially in the Woodbridge VA area. Many buyers are out of town buyers or buyers working in DC and can only see the home at certain times. If a home is unavailable to show when a buyer is out looking they might find another home during that house hunting trip without even giving your home a chance. Buyers normally like to take their time and speak with their Realtor® about the pros and cons about the house or discussing the home with their significant other, this becomes very uncomfortable for buyers if the seller is present. Trust me you are doing yourself a dis-service being present at showings. Be sure to secure or take pets out of the house while the home is being shown. Some buyers are deadly allergic to certain pets or simply scared. Best to removing them from the home when someone comes to tour your home. 

Overpricing your Home
This is a big one! Overpricing your home could cost you big. Be sure to come up with a pricing strategy with your Realtor®. Overpricing your home will hurt you. Pricing your home right to start with will help in selling it quickly and for top dollars. Work with your Realtor® to review a market analysis. 

Hiding problems
Don’t try to hide any problems. Most buyers will conduct a home inspection once the home is under contract. The home inspector will point out all the issues and once they are found by the home inspector it normally will be more expensive for sellers to fix a simple issue that could have been taken care off prior to listing you home. You also, don’t want to deal with a lawsuit after the fact, if you are trying to hide or not disclose issues that you know about.
