Overall the Woodbridge VA Real Estate Market was strong and comparing it to 2014 even slightly up. There was a lot of inventory of homes for sale in Woodbridge VA in 2015 making it a buyers market, especially in the second half of 2015 with more and more inventory of homes for sale coming on the market. The first time home buyers market is very strong. Most homes are selling in the sweet spot of $ 200 k to $ 300 k. This makes a great first time home buyer price range but also investors are purchasing homes in the below $ 300 k. There are still a good amount of sales in the higher price ranges as many buyers are looking to move up from a condo or townhome to a single family home. Having said that there are also lots of new homes that buyers are building, builders have seen strong sales in 2015 in the Woodbridge VA area. Overall in 2014 and 2015, we saw prices of homes go up, which led to an increase in homes for sale in the Woodbridge. As mentioned above due to the increase in inventory of homes for sale the Woodbridge VA Real Estate Market was a buyers market in most price ranges, but especially in the higher price ranges and the condo market.
 
As with most years May, June, July and August have been the strongest months in Real Estate. That’s when all the spring listings are heading to closing. In the last couple of years the spring market has started early especially if we are seeing a mild winter, and if you are getting ready to selling your home in 2016 you should consider getting a head start and listing prior to the competition. So what should we expect in 2016 for the Woodbridge VA Real Estate Market? Well, that is the million dollar question, and that’s when I wish I had a crystal ball to properly predict the Woodbridge VA Real Estate Market for 2016. Here is my thought on the Woodbridge VA Real Estate Market and Prediction for what I believe will happen in 2016. 
 
Interest rates are still relatively low making it very attractive for buyers to either buy their first home, upgrade or downsize their current home. There are a lot of sellers that attempted to sell their home in 2015 and there is a good chance some of these sellers will put their home back on the market during the Woodbridge VA Spring Real Estate Market. It is also possible that some of these home sellers made upgrades to their homes or are considering an adjusted price when they re-list. As you can see in the above charts the spring Real Estate Market generally generates the most sales in June and July. As always there are lots of military families PCS’ing to this area and a lot of them, especially if they are planning on retiring in this area, will be purchasing a home. So my prediction will be the Woodbridge VA Real Estate Market should remain relatively strong in 2016 and most likely as well in 2017. With the upcoming presidential election, there is always a good amount of turn-over and staffers needing to purchase homes in this area, which could benefit the Woodbridge Real Estate Market as well.
